Verdict
Buy the wireless lavalier first. Empty houses are the worst rooms most people ever record in: hard floors, bare walls, no furniture to absorb anything. A shotgun on the camera sits several feet away and picks up all of that reflection along with your voice. A transmitter clipped to your collar sits six inches from your mouth, which is what actually defeats room echo. The shotgun wins only when the camera is close and the subject is not wearing anything you can clip to.

The camera is close to whoever is speaking and you want the room's own sound as part of the take. A shotgun is also the practical choice when you are filming someone who arrived unprepared and will not wear a transmitter, and it never needs pairing. As a second microphone for exteriors and B roll it earns its place.
You walk and talk through properties, which is what most agent video actually is. A clip on transmitter keeps your voice at a constant level whether you are two feet from the camera or twenty, and it is the single cheapest fix for the hollow sound that makes agent walkthroughs hard to watch. At around eighty dollars it also costs less than the shotgun.

Only at arm's length. Beyond a few feet in a bare room, a phone microphone picks up more reflection than voice, and no amount of editing repairs that. This is the most common quality problem in agent video and the cheapest one to fix.
Furniture, curtains and rugs absorb reflections, so a shotgun performs much better there. Vacant listings are the hard case, and vacant listings are the ones agents film most.
Eventually, if video is a real part of your marketing. They solve different problems and neither substitutes for the other. Start with the lavalier, because it fixes the case you shoot most often.
