How do real estate agents calculate commission?

Real estate commission calculation: Standard total commission is 5-6% of the home's sale price, split between the listing agent and buyer's agent (typically 2.5-3% each). Example: $500,000 sale at 6% = $30,000 total commission; listing agent receives $15,000, buyer's agent receives $15,000 (before their brokerage split). Broker splits: most agents split commissions with their brokerage, ranging from 50/50 for new agents to 80/20 or higher for experienced agents; some high-volume agents pay a desk fee instead. Net agent commission = total commission × agent's side percentage × agent's broker split. Example: $30,000 × 50% (agent side) × 70% (agent's split) = $10,500 net. Per-transaction costs (E&O insurance, marketing, MLS dues) reduce this further by $500-2,000 typically. The NAR settlement (2024) created changes requiring buyer's agent compensation to be negotiated separately rather than offered through MLS.

What tools do modern real estate agents use?

Essential tools for modern real estate agents in 2026: CRM — Follow Up Boss, LionDesk, KvCore, or Salesforce for contact management and lead tracking; MLS Access — primary tool; regional platforms (CRMLS, Bright MLS, etc.); IDX website for client-facing listings; Transaction Management — Dotloop, Authentisign, or SkySlope for digital contracts and document management; Marketing — Canva for social graphics, BombBomb for video email, Mailchimp for newsletters; Lead Generation — Zillow Premier Agent, Realtor.com, Google Ads, or Facebook Lead Ads; Market Analysis — RPR (Realtors Property Resource), Cloud CMA, or ShowingTime+ for CMAs; Mobile — ShowingTime for scheduling; RPR Mobile for on-the-go research; DocuSign for remote signatures. AI tools gaining adoption: ChatGPT for listing descriptions and content, AI-powered CMAs, automated follow-up sequences. Annual technology budget for a productive agent: $300-1,500/month depending on lead generation spending.

How do I create a comparative market analysis (CMA)?

CMA creation process: A CMA estimates a property's market value using recent comparable sales. Steps: (1) Pull 3-5 comparable sales within the past 6 months (within 0-25% square footage, similar features, within ½-1 mile radius); for unique properties, expand criteria; (2) Make adjustments for differences — standard adjustments: bedroom/bathroom (+/-$5,000-15,000 per unit); garage ($10,000-20,000); lot size ($5-15/sq ft above/below); condition (+/-5-10%); pool ($20,000-50,000 depending on market); (3) Calculate adjusted price per square foot from each comparable; (4) Weight the comps by relevance (most similar, most recent = highest weight); (5) Provide a price range (low/likely/high) rather than a single number; (6) Present with supporting data (days on market, list vs. sale price ratio, market trend direction). CMA tools: RPR, Cloud CMA, Homebot, or manually in MLS with a spreadsheet. A CMA is an opinion of value, not an appraisal — disclose this clearly to clients.
