Real Estate Agent Commission Calculator

Real estate commission = sale price x commission rate. On a $500,000 sale at 6%, total commission is $30,000; each side (listing agent and buyer's agent) gets $15,000, and an agent on a 70/30 brokerage split takes home $10,500 before fees and taxes.

How to calculate real estate commission

Three steps: multiply the sale price by the commission rate, divide between the listing side and the buyer side (usually half each), then apply your brokerage split to your side. Commission rates are negotiable and, since the 2024 NAR settlement, buyer-agent compensation is agreed separately from the listing agreement.

Sale priceTotal at 5%Total at 6%One side at 6%Agent at 70/30
$300,000$15,000$18,000$9,000$6,300
$500,000$25,000$30,000$15,000$10,500
$750,000$37,500$45,000$22,500$15,750
$1,000,000$50,000$60,000$30,000$21,000

Arithmetic only: price x rate, halved, then x 70%. Your rate, side split and brokerage split are set by your agreements. Not legal, tax or financial advice.

Commission calculator FAQ

How do you calculate real estate commission?

Multiply the sale price by the agreed commission rate, then split it. A $400,000 sale at 5% is $20,000 total; if each side takes half, the listing brokerage and the buyer brokerage get $10,000 each, and the agent receives their brokerage split of that $10,000.

How does a realtor commission calculator handle the brokerage split?

Enter your split as the percentage you keep. On a $15,000 side, 70/30 leaves $10,500, 80/20 leaves $12,000 and a 100% plan leaves $15,000 minus the plan's flat transaction fee. Referral fees, commonly 25% of the gross commission, come off before the split.

What fees come out of a real estate agent's commission?

Typically the brokerage split, a franchise or desk fee where the brand charges one, errors and omissions insurance, a per-transaction fee, any referral fee, and then self-employment and income tax. A real estate agent fees calculator should subtract all of these before you treat the number as pay.

Is real estate commission negotiable?

Yes. There is no set rate, and since the 2024 National Association of Realtors settlement, buyer-agent compensation is negotiated in a written buyer agreement rather than offered through the MLS, so the calculator lets you enter any rate and any side split.
